Hard-money financing is short-term, business-purpose real estate financing secured by an eligible investment property. It may support an acquisition, renovation or bridge need when the property and transaction fit the applicable program.
eFunder Capital evaluates the property, borrower and exit strategy to identify an appropriate financing structure. Asset-based financing still involves credit, liquidity and underwriting review.

How Hard-Money Financing Works
The property’s current condition, acquisition cost, approved renovation plan and applicable valuation help determine financing. Credit, experience, liquidity, borrowing entity, title and exit strategy also matter. Asset-based does not mean credit is ignored or approval is automatic.
Hard-money and bridge financing can overlap, but the program must match the use of funds. A bridge structure without a renovation budget is different from an acquisition-and-rehabilitation loan.
Investment Uses and Property Eligibility
- Acquisition and renovation for an eligible fix-and-flip project.
- Short-term financing for an eligible investment acquisition or transition.
- Eligible rental-property acquisition or refinance, subject to an appropriate repayment or refinance exit.
- Heavy renovation, construction or commercial scenarios only under a program that expressly permits the property and work.
Business Purpose Only
The programs discussed here are for eligible non-owner-occupied investment properties. They are not offered for buying or refinancing an owner-occupied primary residence or for personal, family or household use. Distressed condition alone does not establish property eligibility.
Rates, Leverage and Closing Expectations
Rates, points, fees, interest treatment and loan term depend on the selected program and complete transaction. Obtain written terms rather than relying on a general advertised rate range.
Purchase-price financing, renovation financing, LTC, as-is LTV and loan-to-ARV measure different things. Do not assume the maximum from one program applies to another, or that maximum purchase financing eliminates closing costs and reserve requirements.
Closing timing depends on complete documentation, valuation, title, insurance, underwriting and other conditions. No approval or closing deadline is guaranteed.
Monthly Payments and Other Structures
Compare the required payment schedule, total interest, fees, draw requirements and repayment obligation in the written financing terms. A payment deferral, if offered and approved under a separate program, does not eliminate interest, borrower cash needs or the obligation to repay.
Preparing a Pittsburgh Financing Request
Provide the property address, purchase contract or payoff, scope and budget, proposed ARV support, timeline, investment experience, available liquidity and exit strategy. For an acquisition-and-renovation project, review our fix-and-flip service page before submitting the transaction.
Local resale assumptions should be supported by comparable properties and the actual renovation plan. A neighborhood name or a strong projected ARV does not guarantee financing.
Questions Investors Ask
- Can I qualify with credit challenges? Requirements vary; credit remains part of underwriting and poor credit does not guarantee eligibility.
- Does hard money equal cash? It is financing, subject to approval and closing conditions. Represent your offer and funding status accurately.
- What happens if the exit is delayed? Review maturity, extension conditions, costs and repayment risk before borrowing. An extension or refinance is not guaranteed.
- Which financing path fits? Compare the property and purpose, liquidity, timing and repayment plan through a Financing Review.
